Book is a report of the findings of a three-year project sponsored by APPA's Center for Facilities Research (CFaR), which examined executive-level decision making regarding facilities.  Provides overview of the research, which included interviews with senior executives of higher education institutions and facilities professionals, and its intent to collect and consolidate generally recognized best practices for facilities planning and management. Recognizes the situation on higher education campuses in which expenses such as maintenence, operations, and capital renewal of a building can easily exceed three times the cost of initial design and construction of the facility. Describes the Stategic Investment Pyramid and recommends ways in which leaders and organizations can support the development of an asset investment strategy and maintain a culture of stewardship.
