Presentation at APPA's 78th Annual Meeting in Orlando, Florida. Explores 3 areas which need to be investigated to establish what is the reason for poor elevator service: proper application, i.e., is the equipment capable of handling traffic with reasonable quality of service; is the equipment in a state that major overhaul is necessary or can parts be upgraded to effect a substantial improvement in service; and is the maintenance adequate, or what can be done to improve performance in the management of the maintenance activity or of the building itself. Covers opening and closing, floor-to-floor time, equal performance, judging performance, microprocessor systems, main controller replacement, ongoing maintenance, and monitoring.
