Position Summary
Manage all Custodial Services contracts; to include writing contracts, contract administration, and overseeing contractors' work product. Assist in management of custodial day operations staff and administer key control functions for the Custodial Services division.
Responsibilities
- Plan, develop, and manage contractual agreements for building services, such as custodial work, exterior window cleaning, and specialized floor and building maintenance. Responsible for full oversight of multiple contracts; including administrative functions, and inspection of contractors' work product. Responsible for addressing service deficits with contractors and ensuring correction. Develop, analyze, and present data and metrics to monitor the effectiveness of contractors.
- Serve as customer liaison with building managers and other occupants of buildings in contracted areas to address customer requirements and complaints.
- Provide administrative services required to maintain a very large and highly sensitive key inventory for all university facilities accessed by in-house and contracted custodians. Check out, return, and exchange keys at Lock and Key Services. Manage miscellaneous keys that are not part of the official inventory, such as dispenser or cabinet keys. Manage electronic access permissions for the division and contracted workers.
- Serve as the primary warden for the university’s irreplaceable ceremonial mace collection. Ensure that they are preserved and handled with extreme care so future generations of graduates may enjoy their beauty and symbolism.
- Assist in managing 50+ day operations staff members. Speak to individuals and groups of people. Participate as a member of the Custodial Services leadership team. Assist in the development and implementation of strategic plan and goals. Assist in enforcement and execution of university and department policies and procedures. Drive University owned vehicles to job sites.
- Identify stakeholders and include them in decision-making processes. Use communication and other interpersonal skills to bridge obstacles. Actively participate on teams.
- Participate in training and development to ensure competencies and experiences are aligned with the strategic direction of the work unit.
- Other related functions as assigned. Special projects as assigned. Attendance and/or participation in meetings and events as required outside of normal shift.
Required Qualifications
Associate Degree or equivalent specialized training in related field. Four years of administrative experience and two years of supervisory experience. Experience in Microsoft Office software such as Word, Excel, Outlook etc. Good communication skills, interpersonal skills, and customer service skills. Must have a reliable means of communicating with the department outside of work by phone. Must have a valid driver's license and an acceptable driving record.

Salary Range

Work Shift
Normal work hours are 9:30 AM to 6:30 PM Monday-Friday. Depending on operational needs the shift may occasionally start earlier or later. Overtime will be required on occasion, with little or no advance notice, including weekends.

Position Summary
Manages all activities related to development and delivery of custodial services by the evening shift operations section on a large and complex university campus. Services include but are not limited to building security, restorative floor care, event support and routine daily cleaning services.
Responsibilities
- Work under the general direction of the Associate Director of Custodial Services. Responsible for the overall direction, coordination, and performance of 300 employees who provide evening shift cleaning services to approximately 100 campus buildings in accordance with the department's policies and procedures.
- Serve as a senior member of the Custodial Services management team. Manage program requirements, labor utilization, work production and the resulting service levels. Serve an integral role in development of service delivery strategies and implementation of structured work processes utilizing the OS1 team cleaning system. Establish production and quality control standards, develop budget and cost controls and obtain data to inform decision making and identify potential shortfalls. Represent the department in the absence of the Associate Director.
- Ensure delivery of routine and specialized services. Provide guidance in the development of improved custodial processes, including implementation needs. Manage activities associated with service projects and ensure all established cost, quality, and delivery commitments are met. Develop and maintain systems to ensure consistent and accurate communication between all shifts of custodial operations, clients, management, and other stakeholders.
- Coordinate custodial and building services activities with University administration, Facilities Services, clients, and peers to ensure optimum utilization of personnel resources, materials, and equipment. Build and develop positive relationships with clients, peers, employees, and other stakeholders. Develop, analyze, and present data and metrics to monitor the effectiveness of the group for internal and external stakeholders. Provide management reports and presentations.
- Provide leadership that results in teamwork, customer focus, innovation, and continuous process improvement within the organization. Promote safety in the workplace. Directly oversee subordinate supervisors leading multiple work units.
- Complete special projects and other related duties as assigned. Periodically participate in meetings and events as required outside of normal shift hours.
Required Qualifications
Bachelor’s Degree. Six years supervisory experience including two years managing a large workforce. Experience maintaining a budget, administering HR policies and procedures to include leave, performance management, progressive corrective actions, and conflict resolution. Demonstrated customer service experience. Excellent written and verbal communication skills. Proficient with standard office and work management software applications. Professional demeanor.
