Associate Director for Facilities Planning and Maintenance

The Associate Director reports directly to the Director of Housing while managing a diverse maintenance team of multi-craft skills and task for over 3 million square feet in multi-use facilities supporting over 8,000 students living on campus within an academic year not including the summer camps and visitors. The primary function of this position is to oversee administrative and supervisory tasks required to direct both internal and external maintenance staff, projects, contracts, collaborative agreements, equipment and budgets totaling over 2 million. The incumbent will directly supervise a team of management staff working in capacities from logistics to maintenance management and supportive tasks; which is made up of over 20 staff members + contractual employees. This position is an integral part of emergency management and safety, constructional development, and support for student success and P3 operations compliance. The primary responsibilities would be the management of the work flow, personnel management, work orders, preventative maintenance programs, small scale construction and corrective work for large system repairs as well as available on call daily.
45% Daily operations: Directs the daily operations of multi-craft maintenance organization serving the University Housing and mixed-use facilities inclusive of electrical, plumbing, mechanical/HVAC, carpentry, signage, painting, and general trades for over 21 different complexes made up of residence halls, apartments, offices, Greek housing, academic spaces and some retail. Plans and directs the efficient work activities of supervisors, managers, trades, contractors, university partners and students employees; assigning and monitoring work duties/responsibilities; establishing and modifying work methods, schedules and priorities using the departmental and campus CMMS work order systems ensuring all KPI’s are in compliance and uphold customer standards. With a daily work order load of over 1500 work orders per week, reports and projections must match up with budgets for over 21 individual accounts made up of over 10 spend categories. Overall responsible for providing mission critical services to over 8,000 students + staff/faculty.
20% Budgets: Executes and maintains a budgets over 2+ million dollars for the organization, excluding construction projects and preventative maintenance.
20% Liaison: Serve as the primary liaison between Residential Life and LSU Facility Services regarding maintenance personnel, University compliance projects, emergency operations, and maintenance work orders.
5% Management/Special Projects: Responsible for all maintenance, implementing upgrades and special projects, overseeing life safety issues/equipment, and staff related issues
5% Other duties as assigned: As an essential employee he/she will be required to assist during emergency situations and coordinate special tasks as assigned by the Executive Director.

Minimum 5 years Management, construction, some engineering understanding, mechanical background, ability to read blueprints/specifications, experience in budgeting and management of large budgets, technology in drafting programs.
Bachelor's Degree in Engineering; construction; architectural; mechanical - 10 years experience.
University experience, large commercial operations, a strong construction and maintenance background with the ability to read and problem solve from specifications and plans. The ability to lead a strong team in trouble shooting and maintenance. Prefer to have drafting program experience in AutoCad and familiar with GIS and BIM.

Due to the nature of the position and/or position responsibilities this position shall be subject to drug/alcohol testing in accordance with University Policy Statement 67.
Must be able to climb stairs and lift heavy objects. Have the ability to work in a construction environment, mechanical rooms and climb on roofs, etc. Walking is a primary requirement for inspections and quality control.
